Residential Superintendent (Live-Out)

Adamas Building Services is looking for an exceptional Superintendent (Live-Out) with experience working in luxury residential communities. Our company is a leading expert in the Residential Services market with properties throughoutNew Jersey, New York and Pennsylvania. We have openings at our Philadelphia, PA location.

Schedule: MondayFriday 7am3:00pm (On-Call after hours 24/7 including weekends)

Pay Rate: $80,00085,000/annually

The ideal candidate would be responsible for:

• Primary point of contact for the overall maintenance of the residential building to include all building systems, utilities, security, fire prevention, and interior/exterior appurtenances as well as all site improvements
• Handle incoming maintenance requests from management and tenants to include appliance repairs, plumbing/electric repairs, painting, etc.
• Ensure all support and service requests are conducted and fulfilled timely and, in a manner, consistent with the goals and objectives of management and the association
• Inspect and maintain all common areas and be knowledgeable of cleaning equipment and supplies including power washers, snow removal equipment, floor stripping/polishing etc.
• Work with any outside vendors performing maintenance on building and give recommendations to the Property Manager.
• Closely monitor, identify, and communicate problems in every phase of general maintenance of the building(s), including areas of carpentry, electrical work, HVAC, plumbing, mechanic, painting, flooring, patching, general hardware, other minor building repairs

• Make recommendations, perform repairs and implement a preventative maintenance program to minimize service requests and emergency repairs

Oversee and coordinate the work of the Assistant Super and delegate work orders to available staff and ensure timely completion of tasks.

• Maintain inventory levels of both cleaning and maintenance supplies as well as develop and manage inventory control lists. Work with Property Manager to manage budgets.

Requirements:

• Must be professional, courteous, friendly and have verbal communication skills that meet the demands of property management, residents and vendors
• Must have 5-7 years of experience managing a residential building
• Must have Black Seal License
