Urban Villages Inc. is a real estate development and property management firm located in Denver, CO. Our mission isto create places that endure, connect, and inspire through a holistic approach to building and design.

We are currently seeking a Director of Facilities Management.

SUMMARY

Provide visionary leadership in the planning, development, and management of the facilities and sites with a focus on sustainability, innovation, and long-term strategic goals. This position will ensure that all building maintenance, custodial services, environmental services, site maintenance are seamlessly integrated. Ensure that facilities are safe, functional, and well-maintained, uphold cleanliness, comply with environmental regulations, ensure facilities are utilized strategically and maintain safe and well-presented portfolio. Will assist in comprehensive oversight of all construction activities. This position will also be responsible for vendor management across our portfolio (Denver and Seattle) and maintenance related technologies (work order systems, project management, etc.).

ESSENTIAL DUTIES AND RESPONSIBILITIES

Strategic Planning and Leadership: Develop and implement a comprehensive facilities master plan that aligns with Urban Villages long-term goals.

Project Management: Oversee the full cycle of all capital projects, ensuring quality, safety, and compliance. Manage project schedules, budgets, personnel, and other key resources.

Sustainability Initiatives: Lead efforts to incorporate sustainable practices in all construction and renovation projects, including energy efficiency, waste reduction, reuseable materials, etc.

Contract Administration: Oversee procurement, bidding and leveling processes for all and contracts for all capital improvement projects.

Innovation and Technology: Integrate cutting-edge technologies and innovative design solutions to enhance the functionality and efficiency of the portfolio. Utilize technology to improve response time to maintenance work orders, implement and execute preventative maintenance schedules, track capital improvement projects, and other key tasks as needed.

Team Leadership: Lead and mentor a diverse team of senior and junior maintenance professionals in Denver and Seattle by promoting, hands on training, a culture of collaboration, improvement, and professional growth.

Communication: Communicate and engage leadership through direct reporting of the capital improvement needs, capital project implementation and progression, maintenance work order timing, and annual maintenance budgets.

Perform other duties as assigned.

Requirements

EXPERIENCE A minimum of 10 years in facilities management in a leadership capacity. A minimum of 5 year on sustainability, strategic planning or construction management preferred. 5 years minimum of supervisory experience and hands on training in the maintenance field.

EDUCATION AND TRAINING Bachelor's degree in, engineering, construction management, or a related field preferred.

CERTIFICATES, LICENSES, REGISTRATIONS - Valid Colorado driver's license. Relevant professional certifications (e.g., LEED, FMA, SMA) preferred.

KNOWLEDGE, SKILLS, AND ABILITIES

  • Comprehensive understanding of facilities management, maintenance operations, and vendor networks (Denver and Seattle preferred).
  • Knowledge of maintenance technologies, environmentally friendly construction methods and materials, and capital improvement projects.
  • Familiarity with federal, state, and local building codes; safety regulations; construction processes; and environmental standards.
  • Expertise in budgeting, financial management, and cost control related to facilities and capital improvement projects.
  • Understanding of contract management, procurement processes, and vendor negotiations.
  • Knowledge of energy management, sustainability initiatives, and efficiency programs.
  • Awareness of risk management, emergency preparedness, and disaster recovery planning for facilities.
  • Strong leadership, communication, and team management skills.
  • Ability to manage multiple projects and priorities in a fast-paced environment.
  • Ability to lead and foster a culture of continuous improvement within the department.

SUPERVISION

  • Directly supervises all Chief Engineers.
  • Oversees and directs all non-routine work performed in the Facilities and Maintenance departments.
  • Ability to analyze complex situations, identify potential risks, and devise effective solutions.
  • Ability to remain flexible in dynamic environments, adjusting plans and strategies as necessary to accommodate changing requirements or circumstances.
  • Ability to effectively communicate and collaborate with other asset management teams.
  • Ability to manage time and priorities to meet deadlines.
